Understanding the Property Acquisition Process in Lagos

By Dafidol Realty July 2, 2026 2 min read

For buyers acquiring property in Lagos for the first time - especially those doing so from outside Nigeria - the process can look unfamiliar compared to markets with more standardised conveyancing systems. It isn't more complicated so much as it is less centralised, which is where working with an advisor who can coordinate the moving parts becomes valuable.

The process typically begins with a clear brief: budget, preferred locations, property type, and timeline. From there, viewings (in person or, increasingly, virtual for diaspora buyers) narrow the shortlist. Once a property is selected, the next stage is due diligence - title search, verification of the seller's ownership, and confirmation that the property is free of encumbrances or disputes.

"The buyers who move fastest through the process aren't the ones who skip steps - they're the ones who start due diligence early, in parallel with viewings, rather than only after they've fallen in love with a property."

Payment and legal transfer

Once due diligence clears, terms are agreed and formalised - typically through a Contract of Sale or similar agreement, drafted with input from legal counsel on both sides. Payment structures vary by transaction, but funds are generally released in stages tied to documented milestones rather than as a single upfront transfer. The final stage is registration of the transfer of title, which formally completes the acquisition.

None of these stages should be rushed, particularly for higher-value acquisitions. A methodical process, with proper documentation at every step, protects the buyer far more than a fast one.
