A Guide to Property Types Across Lagos Neighbourhoods
One of the more common questions from buyers new to the Lagos market - particularly diaspora clients comparing it to markets abroad - is why certain property types cluster in certain neighbourhoods. The answer is largely historical: land use patterns, plot sizes, and development timelines differ significantly between areas like Ikoyi, Lekki Phase 1, and Victoria Island.
Penthouses and flats are more common in Victoria Island and parts of Ikoyi, where high-rise residential development has been the dominant model for newer builds. Villas and detached duplexes tend to appear more in Lekki Phase 1, Ikate, and Osapa London, where larger plots and estate-style developments are more typical. Chevron, being a newer and more masterplanned corridor, has a mix of both, often within managed estates with shared amenities.
Semi-detached and terraced duplexes sit in between - a common choice for buyers who want more space than a flat but without the land size (and price) of a standalone villa or mansion. These are widespread across most of the areas Dafidol covers, and tend to offer the most consistent price-per-square-metre comparison across neighbourhoods.
Understanding this pattern is useful before you start a property search, not after - it helps set realistic expectations for what a given budget and neighbourhood combination will actually offer, rather than comparing listings across areas as if they were interchangeable.
